At STM we pride ourselves on our proactive approach to managing your property.
Every STM property is allocated a team of specialists who will provide a personalised service, and liaise regularly with you and your committee. This team includes a designated Strata Manager, Strata Assistant, Trust Accountant, Client Liaison Officer, as well as a Compliance Desk (Fire Compliance/Repairs and Maintenance), Insurance Desk and a team of support staff. At STM our service to you is extensive, covering the areas of finance, administration and supplier management.
Financial Management
Statements
STM prepares financial accounts in accordance with Australian Accounting Standards, relevant state and federal legislation and regulations. The annual income and expenditure statements are included for each owner’s review with each Annual General Meeting agenda.
Levies
STM prepares levy statements on behalf of the owners corporation. Issuing them to lot owners to pay directly into the building’s Trust Account. Various payment options are offered including:
- Pre-registered bank account or credit card (Mastercard/Bankcard/Visa)
- Phone banking from your nominated account
- BPay
- Deft Payment System – available through Macquarie Bank
- Australia Post
Debtor control
STM will monitor debtors for all properties and has a proven track record in reducing large levy debts.
Cash Management Report
STM can provide a Cash Management Report as required, providing a detailed list of all income and expenditure in relation to the schemes Trust Account.
Administrative Management
Insurance
Competitive insurance quotations are provided to the Executive Committee and upon their selection STM place insurance on behalf of the Owners Corporation. In addition, STM will complete the following services:
- Insurance claims and lodgement
- Insurance renewal
- Insurance valuation
Documentation
All Owners Corporation documentation is maintained in accordance with the relevant state and federal legislation and regulations.
These include the following items:
- Strata Roll
- Correspondence file
- Financial records
- Minutes books
- Certificate of Title
- By-Laws
- Strata Plans
- Deposited Plans
- Miscellaneous records required to be kept by the scheme
Meetings
STM will convene and attend the Annual General Meeting and Committee meetings as instructed by the Owners Corporation or Body Corporate.
Disputes
STM can assist in mediating disputes within your community. Our thorough knowledge of the legislation, regulations and by-laws, ensures we can support you in achieving harmony in your strata community.
Supplier Management
Tradespeople
STM utilise the services of tradespeople and has access to a large database of insured, highly competent contractors in all areas.
For quality assurance, all tradespeople carry Public Liability insurance as well as Workers Compensation insurance where applicable.
Consultancy Services
STM has established relationships with a wide range of professional service providers including:
- Solicitors specialising in strata law
- Auditors
- Surveyors
- Quantity Surveyors
- Building Inspectors
STM Plus
STM has developed an on-line database giving clients access to the best tradespeople, drawn from the many hundreds who have been commissioned by the company in the past.
